Standing Water in Your Crawl Space: Causes, Damage, and Lasting Solutions

Older building practice called for open vents, but in a humid Indiana climate those vents often let warm, moist outdoor air condense on cool surfaces and make the space wetter. Modern best practice is to seal the vents and encapsulate the crawl space into a clean, dry, conditioned area. This approach also improves energy efficiency and air quality.

Encapsulation seals the crawl space with a thick, durable vapor barrier across the floor and up the walls, isolating the home from ground moisture. It typically includes sealing the vents, adding drainage and a sump pump where needed, and often a dehumidifier. The result is a dry, mold-resistant space that protects the structure and the air above it.

A vapor barrier stops moisture from evaporating up out of the soil, but it cannot manage liquid water that floods in from groundwater or surface runoff. If your crawl space takes on standing water, you also need drainage and a sump pump beneath or alongside the barrier. We assess the water source to decide whether a barrier alone is enough.

Roughly half of the air on your main floor originates in the crawl space due to the natural stack effect, so moisture, mold spores, and odors travel upward. A damp crawl space can raise humidity, worsen allergies, and force your HVAC to work harder. Drying it out improves comfort, air quality, and energy bills throughout the home.
