Sticking Doors and Windows: An Early Warning Sign of Foundation Movement

Door and window openings are the weakest points in a wall, so when a foundation settles or shifts, stress concentrates at the corners and cracks the drywall there. Diagonal cracks running up and out from the top corners are a classic indicator of foundation movement. Their direction and width help us trace where the structure is moving.

Sticking doors are often the first noticeable symptom of settlement that is still small and far less expensive to correct early. Waiting until cracks widen and floors visibly slope means a larger, costlier repair. A free inspection tells you whether the movement is active and worth addressing now.

Once the foundation is stabilized and lifted, the openings return toward square and many doors operate freely again. Some doors that were planed or shimmed while the house was out of level may need minor re-adjustment afterward. We let the structure stabilize first, then fine-tune the affected doors and windows.

It depends on the soil and the season; movement often speeds up after very wet or very dry spells that swing the clay soils.
